New tenants usually pay more than these averages. CMHC averages cover all occupied units in purpose-built rental buildings, including people who've rented the same place for years. If you're moving, you'll be renting a vacant unit, where asking rents are typically higher, especially in large cities. Rented condos, houses and basement suites aren't included.
